But don’t think that Danville homes for sale are so expensive as to be out-of-reach; quite the contrary. Danville offers some of the more affordable real estate you’ll find in the Midwest, with prices averaging around $150,000. Of course, bargains can be found well below this just as many more upscale homes can be found in higher prices ranges. While the Danville real estate market is no bargain basement, it is nevertheless within the financial reach of most middle class Americans. So if you’re ready to start your home search then following the advice below will help ensure the home buying process goes smoothly.

Start by finding a knowledgeable real estate agent.

While shopping for a home can be fun the paperwork that comes with it is anything but fun. This is where a trained and licensed real estate agent or RealtorTM can help. Your agent will be familiar with all of the appropriate documentation and will be able to act on your behalf to ensure that nothing ‘falls through the cracks’.  When it comes to submitting an offer, your agent will have already done a comparative market analysis by which he or she will have ascertained an approximate market value for the subject property based on what other similar homes have recently sold for. This will serve as the starting point. You agent will be able to make recommendations concerning what concessions a seller should be asked to make. Maybe the seller will be asked to include appliances, pay for closing costs or even improve some part of the home that is lacking. These types of concessions are not uncommon when making an offer to buy a home.

Getting pre-approved for a home loan.

Something that cannot be overlooked when shopping for a new home is the financing. In fact, most real estate agents will be reluctant to work with any buyer who has not demonstrated the financial ability to buy a home. Your agent should be able to make a few recommendations as to which lenders are known to provide reliable service and decent mortgage rates. Remember, the financing is the single-most important detail in determining whether a real estate transaction succeeds or fails. As such, a loan application should be based upon information that is as complete and accurate as possible in order to ensure a high level of confidence in the initial underwriting recommendation. Any inaccuracies or omissions from the loan application can lead to disastrous results.

Get a home inspection.

Assuming you’ve found and agent, gotten pre-approved for a home loan and have an accepted offer to purchase a home there’s just one thing left to do: get a home inspection. It’s not enough for everything to go right in terms of finding the right home at the right price. You have to be 100 percent sure that nothing serious is wrong with the property.  A qualified and competent home inspector will be able to detect any serious issues that could come back to haunt you later.
